How to read your schedule

Every row shows a full year of payments on your mortgage. The "total payments" column is what you actually pay that year; "interest paid" is how much of that was interest rather than paying down the loan; "balance remaining" is what you still owe at the end of that year.

Why interest is front-loaded

In the early years, most of each payment goes toward interest, because interest is charged on whatever balance is still outstanding — and early on, that balance is at its highest. As the balance falls, less of each payment is interest and more goes toward repaying the loan itself, which is why the split shifts steadily over the term even though your monthly payment stays the same.

Why the monthly view matters

Expanding a year shows the same shift happening month by month — useful if you're considering an overpayment or an early repayment charge, since it shows precisely how much interest a given month is actually costing you at that point in the loan.

What is a mortgage repayment schedule?

It's a table showing every payment across the life of your mortgage, broken down into how much goes toward interest and how much goes toward repaying the loan itself, along with your remaining balance at each point. It's sometimes also called an amortisation schedule. It shows exactly how a fixed monthly payment gradually pays off a loan over time.

Why does more of my payment go to interest at the start?

Interest is calculated on your outstanding balance, which is largest at the very start of the mortgage. As you pay down the capital, the balance shrinks, so the interest charged each month shrinks with it — even though your total monthly payment doesn't change, more of it goes toward capital as time passes.
